It is one thing to construct a green building, but is a whole other ball game altogether when it comes to maintaining one. In fact, the management of green buildings can potentially be more important than its construction, considering that a building will operate for a far longer time than the combined duration of its construction. Furthermore, as the number of green buildings continue to climb, more "green" facility management firms are needed to care for this growing pool of high performance buildings.

To enable facility management firms to better care for an increasing number of green buildings, the Singapore Green Building Council (SGBC) along with the Building and Construction Authority (BCA) will administer the SGBC-BCA Green Facilities Management Firm Accreditation under the Singapore Green Building Services (SGBS) certification scheme.

SGBC-BCA Green Facilities Management Firm Accreditation

Designed to recognise facilities management organisations with sound credentials in operating and sustaining high environmental performance of green buildings during the operational phase, this accreditation aims to highlight the significance of facility management teams in green building operations, and will count towards a green building’s environmental performance exemplified by the accrual of bonus points under the Green Mark Scheme.

The Green Facilities Management Accreditation Scheme is aimed at building capability and expertise in maintaining Green Mark Certified buildings.

As Green Facilities Management firms constitute a key element of the building and construction industry’s ecosystem, this Scheme will ensure that credible, accredited companies will professionally maintain certified green buildings so that they can continue to perform at their intended Green Mark performance levels.

Broadly, Green FM Accreditation consists of the following criteria:

Financial Standing

  • This is derived from the organisation’s Net Worth.

Sustainable Operational Capabilities

  • This basically looks at the organisation’s established track record in managing Green Mark buildings.
  • The gross floor area of all green buildings managed.
  • The Operational issues such as the environmental credentials of staff, green-related activities organised with building owners and operating procedures for green practices in the building. 

Sustainable Policies

  • The organisation’s corporate stability, defined by valid ISO and bizSAFE certifications along with any internal green procurement policy.

By placing more emphasis on the operational phase of green buildings, knowledge, expertise and best practices in managing green buildings can be promulgated and eventually elevate the standards of green facility management in the building and construction industry.
